This property really surprised me when I viewed it. I was surprised how much buck sign I found. Even with it being the middle of summer I found literally over 100 rubs from last fall and previous falls. The timber on this property is very mature. The oaks are huge and will produce a lot of acorns. Also, there's a couple thick heavy cattail/grass/brushy sloughs on this lease.
There's a nice grass path all the way back to the lake on the south line of this property. (It's marked by a green line on the aerial photos). To the North and Northwest of this property is more heavy timber and a lot of heavy CRP grass. The deer trails were very heavy even in mid-summer! There are a lot of deer around this lake.
The cattail sloughs should hold plenty of pheasants if you want to upland hunt. The field on this property should be awesome waterfowl hunting due to the proximity of the lake. Also, the waterfowl hunting will be good on the lake if you wish.
This is a very unique lease. I highly recommend viewing it soon if you're interested in it.
Camping is allowed, and there's a nice spot near the road to park a camper. The camper may not be left on the property when you're not hunting. It must be taken home with you.
